931 Yonge Street
Overview
The 931 Yonge Street case study demonstrates the full application of the framework to a real urban redevelopment opportunity. The project transforms an existing 7-storey reinforced concrete office building into a 25-storey residential development through a combined strategy of adaptive reuse and mass timber vertical expansion, delivering 231 residential units within a highly constrained, transit-oriented site.
Development Approach
The proposal retains and converts the existing structure while introducing an 18-storey mass timber overbuild, enabled by a steel transfer system at the podium level. The design optimizes the existing floorplate for residential use, integrates new vertical circulation, and establishes efficient overbuild floorplates to maximize density.
The resulting program delivers approximately 161,674 square feet of residential GFA, supported by 28,867 square feet of non-residential space, including ground-floor retail and tenant amenities. A balanced unit mix, including 16% family-sized units, supports long-term residential viability within an urban context.
Technical & Infrastructure Feasibility
Feasibility is anchored in the capacity of the existing structure and servicing network. The building’s reinforced concrete frame, with a regular column grid and confirmed load-bearing capacity, supports vertical expansion through a hybrid structural system.
Existing municipal infrastructure, including 250 mm water service, 600 mm combined sewer capacity, and electrical servicing exceeding 2000 amps, accommodates the increased density with minimal off-site upgrades.
This integrated assessment confirms that both structural and servicing conditions are sufficient to support redevelopment at scale.
Performance & Outcomes
The project delivers high-density housing with strong environmental and operational performance, including:
